We coordinate the agreed scope. That does not mean one person does every task.

Some of the work is carried out by team members and external suppliers. You have a clear contact, an approval path and a view of what was agreed.

What management does not automatically include.

Operational care has limits. It is not a promise that we will handle legal, accounting or commercial outcomes for the property.

  • round-the-clock call-out
  • legal and accounting services
  • specialist inspections carried out by us
  • payments without approval
  • estate-agency work without a separate agreement and legal framework
  • handling money and deposits unless a confirmed process is in place
  • guaranteed occupancy, yield or fault-free operation

If you later need a specialist follow-on service, we can coordinate it individually. It is not an automatic part of management.

Before you decide what to hand over.

Can I book only one service?

Yes. Cleaning, a repair, preparation or rental management can be booked on their own. Complete management is not a condition.

What is the difference between property management and rental management?

Property management is the wider operational care — it can cover maintenance, cleaning, preparation and rentals. Rental management focuses on the tenant or guest relationship and on running that type of let.

Is management also suitable for a home I live in?

Yes. We can coordinate cleaning, technical care or oversight during an absence, without the property being let.

Do you work with owners who live abroad?

Yes. We work in Czech and English and coordinate the agreed scope on site.

Can you look after several units?

Yes. With several apartments we set a shared way of communicating and a clear scope. Capacity and fit are assessed individually.

Do you also handle technical repairs?

We coordinate routine repairs and maintenance. Specialist work is carried out by suppliers. Technical management has its own page.

Do you provide cleaning?

Yes, as a standalone service or as part of wider care. Airbnb changeover cleaning can also be booked without booking management.

Do you communicate with tenants or guests?

When that is part of an agreed rental-management scope. It is not automatic with technical care or cleaning alone.

Do you handle finances and deposits?

Handling money and deposits is not an automatic part of management. We only do so when it is separately agreed and confirmed.

How do you choose suppliers?

According to the type of work and what we agree with you. Supplier costs are approved separately and are not hidden inside a general management fee.

Do I approve expenses in advance?

Yes. Payments without approval are not part of the service. We set which amounts and types of work you want to confirm first.

How much does property management cost?

It depends on the type of property, the number of units, how often visits are needed, the responsibilities and the volume of communication. We prepare a proposal after we understand the need.

Do you work outside Prague?

We work in Prague and surrounding areas. Properties further afield are assessed individually.

Do you provide the service in English?

Yes. We work in Czech and English.
