What does long-term rental management include?

Depending on what we agree, it can cover tenant communication, regular inspections, coordination of maintenance and repairs, everyday operational issues, and preparing the property between tenancies. The scope follows what you want to hand over.

Can I book regular inspections only?

Yes. Condition checks can be booked on their own, without full management. Visits take place by agreement and in coordination with the tenant.

Can you take over a property that is already rented?

Yes. We can step into an existing tenancy and take on the agreed work, without changing everything at once.

Do you communicate directly with tenants?

Yes, when that is part of the agreed scope. It is operational communication — fault reports and access coordination — not legal representation.

Do you arrange repairs and tradespeople?

We coordinate maintenance and repairs: we take the request, assess the next step, arrange a suitable tradesperson and oversee completion. That does not mean our own team carries out every trade.

Can you prepare the flat for a new tenant?

Yes. After a tenancy ends we can check the condition and coordinate cleaning, repairs and an interior refresh where it helps. This preparation can also be booked as a one-off, without ongoing management.

Is this suitable if I live overseas?

Yes. For overseas and out-of-town owners it is often the point of the service: one contact in Prague, working in Czech and English, who keeps you informed about the condition and any work that is needed.

How is long-term rental management priced?

Operational management is typically a monthly management fee, according to the number of units and the scope of care. Inspections or one-off visits can be priced individually. External contractor costs, materials and preparation between tenancies are billed separately.

Does the service include legal or letting-agency work?

We provide operational management and coordination of the agreed work. Legal services, letting-agency work, contract documentation or handling of funds are only offered in a separately agreed and verified scope, or through specialist partners.

Do you work outside central Prague as well?

Yes. We work in Prague and surrounding areas, not only in the city centre.
