When technical management is useful.

The service can be booked without rental management, cleaning or interior design. We assess the scope against the property and the request.

  • The owner does not live nearby and needs someone on site to coordinate everyday technical issues.

What the service does not automatically include.

Technical management is operational coordination. It is not a promise that we carry out every specialist job ourselves, or that costs go ahead without approval.

  • specialist statutory inspections
  • construction supervision
  • expert reports
  • project documentation
  • legal representation towards the owners’ association or suppliers
  • regulated work without a qualified supplier
  • paying for repairs without the client’s approval

Some follow-on work can be coordinated individually. Payments and specialist interventions go ahead only after the scope is agreed.

    We gather the details and, where useful, look at the property. This is an operational view, not a specialist inspection.

  3. A proposed next step

    We suggest what needs coordinating and which kind of supplier makes sense.

  4. Agreeing the scope and costs

    Before work starts you have a clear proposed scope. Supplier costs are approved separately.

  5. Coordinating the supplier

    We book a suitable supplier, agree access and keep to the agreed scope.

  6. Handing over the result

    We check the work against the agreement and tell you the result and any further steps.

Coordination and supplier work are priced separately.

After we understand the request we prepare a proposed scope. A tradesperson’s or service costs are not automatically part of the coordination fee. We do not publish figures.

Common questions

Before you write to us about a technical request.

Can I book a single repair only?

Yes. One-off coordination of a specific problem is a usual way of working. Regular technical care and rental management are not a condition.

Do your own staff carry out the repairs?

Well Kept is not automatically the contractor for specialist work. Trade, servicing and inspection work is carried out by the relevant suppliers. We coordinate the request and check the agreed scope.

How do you choose suppliers?

According to the type of work, availability and what we agree with you. We confirm the supplier and the estimated cost with you before work starts, where the situation allows.

Do I approve the repair cost in advance?

Yes. Repairs are paid for only after approval. We keep the coordination fee separate from supplier costs. In more urgent cases we update you as soon as the scope is clear.

Do you offer an emergency call-out?

We do not provide a 24/7 emergency service. Everyday and more urgent requests are handled in working hours and according to supplier availability.

Do you carry out regular checks?

Yes, when that is part of the agreement. These are preventive operational checks of the visible condition, not specialist inspections or a technical audit.

Can you let a tradesperson into the flat?

Yes. By agreement we can give a supplier access and be present for the visit, if that is part of the scope.

Do you speak with the owners’ association?

We can contact the building manager or owners’ association within your mandate. We do not represent you legally or handle disputes.

Do you arrange statutory inspections?

We do not carry out specialist inspections ourselves. We can coordinate a qualified supplier where agreed. An operational check does not replace an inspection.

Is technical management only for rented flats?

No. It suits homes, investment apartments, houses and rental properties. A tenancy is not a condition.

Do you work outside Prague?

We work in Prague and surrounding areas. Properties further afield are assessed individually.

How much does the service cost?

The coordination fee depends on the type of request, the number of visits, time, location, urgency and whether the work is one-off or regular. Supplier costs are billed separately. We prepare a proposal after we understand the request.

Do you provide the service in English?

Yes. We work in Czech and English, including with overseas owners of property in Prague.
