As it is today

An empty flat, a space after a previous tenant, or a property that is not yet ready to be shown.

Ready to rent

Clean, practical and coherent enough to enter long-term or short-term operation.

Every property starts from a different place.

We can carry out one specific intervention, a short sequence of steps, or coordinate the whole preparation.

  • Owners of an empty investment apartment who need the space brought to a usable standard.
  • Owners of a flat after a previous tenant, where cleaning, repairs or a refresh are needed.
  • Clients preparing a first rental and wanting only what is actually necessary.
  • Owners moving between long-term and short-term rental, who need a different level of furnishing and styling.
  • Overseas or out-of-town owners who cannot manage the preparation themselves.
  • Investors with several units who want a consistent standard before the property goes to market.
  • Developers or estate agencies preparing a property for presentation.

What preparation can include

From a condition review to styling for presentation.

  1. Review of the current condition

This is an operational walkthrough and a recommended scope, not a building survey or an expert valuation.

    • a visit to the property
    • setting the priorities
    • separating necessary and optional work
    • recommending a suitable scope
    • proposing a logical order of work
  2. Cleaning

The exact cleaning scope is set by the condition of the property, not by a fixed checklist.

    • one-off or deep cleaning
    • cleaning after a previous tenant
    • cleaning before move-in
    • preparing the bathroom, kitchen and living areas
    • checking the finished standard of cleanliness
  3. Repairs and technical preparation

Specialist and building work is coordinated and arranged through contractors.

    • a list of visible faults
    • coordination of minor repairs
    • arranging tradespeople
    • repair or replacement of damaged elements by agreement
    • checking completed work
  4. Interior refresh

A refresh is a quicker, smaller intervention than a full interior design or a reconstruction.

    • simple recommended changes
    • work with colour and surfaces
    • adjusting the layout of furniture
    • adding textiles, lighting or decoration
    • a partial redesign without a full reconstruction
  5. Furnishing the property

Furniture, purchasing and delivery are not automatically included in the preparation fee.

    • a proposal for what the property needs
    • adding missing furniture and fittings
    • choices that match the type of rental
    • coordination of purchase, delivery and assembly by agreement
    • checking that the space is practically ready
  6. Styling and presentation

Styling finishes the space. Professional photography is arranged only in an agreed scope, as a separate service.

    • final adjustments to the space
    • preparation for photography
    • preparation for viewings
    • arranging furniture and decoration
    • checking the overall impression

According to the type of rental

A different rental needs a different kind of preparation.

The same apartment is prepared differently for a long-term tenancy and for short-term operation. We do not promise higher yield or occupancy — we set a practical scope according to how you want to use the property.

For long-term rental

The focus is durability, practicality and a sensible balance between investment and result.

  • durability for everyday use
  • practicality and easy maintenance
  • a calm, pleasant look
  • readiness for a new tenant
  • a sensible balance of investment and result

For short-term rental

The focus is complete operational furnishing, a strong first impression and easy checks between stays.

  • complete operational furnishing
  • a welcoming first impression
  • practical readiness between stays
  • a functional layout
  • styling for presentation
  • easy inspection and upkeep

How we can work

One selected service, or complete property preparation.

One Selected Service

For owners who need one specific intervention and will handle the rest themselves.

  • deep cleaning only
  • repair coordination only
  • an interior refresh only
  • a furnishing proposal only
  • styling before photography only

Complete Property Preparation

For owners who want one contact for the whole sequence, from the current condition to handover.

  • condition review
  • a plan of work
  • cleaning
  • technical interventions
  • a refresh or redesign
  • additional furnishings
  • styling
  • a check of the finished result

How preparation works

First we see the property. Then we recommend only what is useful.

  1. We look at the property

We establish its condition, how you intend to rent it, the budget and the priorities.

  2. We propose the scope and the order

We separate necessary work, recommended improvements and optional extras.

  3. We coordinate the individual services

We plan cleaning, repairs, furnishing and interior work in a logical sequence.

  4. We hand over a prepared space

We check the agreed result and leave the property ready for presentation or operation.

Why Well Kept

One contact for cleaning, technical work and how the space looks.

  • one contact for the whole process
  • each service can be used on its own
  • practical and visual questions handled together
  • design direction
  • an operations team
  • coordination of tradespeople and suppliers
  • the option of ongoing short-term or long-term management afterwards
  • communication in Czech and English

Pricing follows the actual condition and the scope.

Ongoing management is not a condition. You receive a proposed scope and budget first, based on what the property actually needs.

  • the initial review can have a fixed fee
  • smaller standalone services can be priced as a fixed fee or by scope
  • complete preparation is priced as a project
  • cleaning depends on size and condition
  • materials, furnishings and contractor work are billed separately

Questions owners usually ask

Before you write to us about the state of the property.

What does property preparation for rent include?

Depending on the condition, it can cover a review, cleaning, coordination of minor repairs, an interior refresh, additional furnishings and styling for presentation. The scope is not a fixed package — we build it from what the property actually needs.

Can I book deep cleaning only?

Yes. Cleaning can be booked on its own, without further alterations, styling or ongoing management.

Is preparation suitable for both long-term and short-term rental?

Yes. For a long-term tenancy we emphasise durability, practicality and easy upkeep. For short-term use we look at more complete furnishing, the first impression and how easy the space is to check.

What is the difference between a refresh, a redesign and a full interior concept?

A refresh is a smaller, faster intervention — colour, layout, textiles or decoration. A redesign can go further, still without a full reconstruction. A complete interior concept is a separate, larger piece of work and is not automatically part of this preparation.

Do you also arrange minor repairs and tradespeople?

We coordinate minor repairs, arrange tradespeople and check completion. That does not mean our own team carries out every specialist or building trade.

Can you help with choosing and adding furniture?

Yes. We propose what the space is missing, according to the type of rental. Purchase, delivery and assembly are coordinated by agreement — they are not automatically included in the preparation fee.

Do you also style the property before photography?

Yes. We can finish the space for photography and viewings. Professional photography itself is arranged only in an agreed scope, as a separate service.

Do I have to book rental management afterwards?

No. Preparation is a one-off service. If you later want short-term or long-term management, we can discuss it, but it is not a condition of the work.

How is property preparation priced?

According to condition and scope. The initial review can have a fixed fee, smaller services are priced by scope, and complete preparation as a project. Cleaning depends on size and condition. Materials, furnishings and contractor work are billed separately.

Is this suitable if I am not in Prague?

Yes. Overseas and out-of-town owners can describe the condition and the intended use. We coordinate the preparation on site and keep you informed in Czech or English.

Do you also prepare several flats for investors or developers?

Yes. With several units we set a shared standard of preparation and still work from the condition of each property, not from one universal package.

How long does preparation take?

It depends on the condition of the property, the scope of work, and the availability of furnishings and contractors. We set a timetable after the review. We do not give a universal deadline.
