Preparation for presentation

The aim is a clear, coherent impression for photography, viewings, sale or rental. We do not guarantee a commercial result.

When home staging is useful.

This is a one-off preparation of how the property looks. It is not estate-agency work, and it is not a promise of a faster sale.

What staging can include

A change of impression, not an automatic refit of the whole flat.

The exact scope is agreed according to condition, furnishings and the aim of the presentation. Hire, delivery and installation of furniture only by individual agreement.

Occupied, empty and investment properties are prepared differently.

We do not automatically furnish empty apartments. Hire, delivery and installation of furniture are handled only when agreed.

It is often enough to calm the space, remove excess and bring what is already there into line.

We prepare how the property looks and how it is presented. We are not an estate agency, and we do not promise a commercial result.

Cleaning, minor repairs, photography or extra furnishings can be coordinated individually. They are not part of every staging.

    You tell us whether the space is being prepared for photography, sale or rental.

  2. Photographs or a visit

    Depending on the situation, photographs may be enough, or we look at the property in person.

  3. A reading of the space

    We separate what should stay, what should go, and where a small addition would help.

  4. A proposed scope

    You receive a clear proposed intervention before styling begins.

  5. Preparation and styling

    We adjust arrangement, atmosphere and details in the agreed scope.

  6. A check before photography or presentation

    We confirm the agreed result. Photography itself is arranged only when it is part of the agreement.

What is home staging?

It is the preparation and styling of a property for presentation — photography, viewings, sale or rental. The aim is a clear, coherent impression, not a new interior for long-term living.

Is staging suitable for both sale and rental?

Yes. For a sale we emphasise a calm, readable space. For a rental we take into account whether the let is long-term or short-term.

Can you prepare an occupied apartment?

Yes. In an occupied space it is often enough to calm the rooms, remove excess and bring existing furnishings into line.

What if the apartment is empty?

We review the empty space and propose whether styling selected zones is enough, or whether added furnishings would help. We do not automatically furnish empty apartments.

Do you work with the owner’s own furniture?

Yes. We often start from what is already in the property and adjust the arrangement and the details.

Do you arrange furniture hire?

Hire, delivery and installation of furniture are not an automatic part of staging. They are handled only by individual agreement.

Is cleaning included?

Deep or regular cleaning is not an automatic part of staging. We can coordinate cleaning as a separate service.

Do you also handle minor repairs?

We can recommend them and coordinate them in an agreed scope. Repairs are not an automatic part of the styling.

Do you arrange a photographer?

Photography is arranged only when it is separately agreed. Otherwise we prepare the space for photography that you or your estate-agency partner organise.

How long does the preparation take?

It depends on size, condition, the styling scope and any extra furnishings. We confirm a timetable in the proposal.

How much does home staging cost?

The fee depends on size, condition, the number of rooms, the styling scope, transport and any extra furnishings. We prepare a proposal after we understand the space.

Do you guarantee a sale or a higher price?

No. Home staging supports presentation. It does not guarantee a sale, a letting, a price, the number of viewers or the speed of a transaction.

Do you work with estate agencies and developers?

Yes. We can prepare a specific unit or a show apartment in an agreed scope. That does not create an estate-agency relationship.

Do you work in the Prague suburbs as well?

We work in Prague and surrounding areas. Properties further afield are assessed individually.
